Advanced Property Management

Real estate companies need one system for the property catalogue, sales, rentals and auctions. This module adds a Property Management app linked to Sales, Accounting and the Website. Agents register properties with location, images, facilities and measured areas, then sell, rent or auction them. Invoices, commission bills and rental bills are created from the records. Managers get a sale report and a public property page with a map.

   Register a property

   In Property Management > Property the agent creates a property with name, reference, type, address, latitude and longitude. Images, facilities, nearby places and area measurements are added on tabs. A map button opens the location.

   Describe areas and surroundings

   Area sections store length, width and height and compute the area in square feet. Nearby connectivity lines record a place, direction and distance in kilometres. Tags and facility lists classify the property for search.

   Define commissions

   Property > Commission holds commission plans with a type and a rate. Sales pick a plan when a broker is involved. The plan drives the commission amount on the sale.

   Sell a property

   From the Property Sale menu the user creates a sale with property, customer, order date and price. If a broker is used, plan and commission are calculated. Confirm creates the sale, then Create Invoice and Commission Bill produce the accounting documents.

   Rent a property

   Property Rental records landlord, renter, start and end dates and the rent price. Create Contract activates it and a scheduled action generates the next rental bills. Cancel stops the agreement.

   Run an auction

   Property Auction has a start price, start and end time, responsible user and participants. The manager confirms, starts and ends the auction; bids are recorded per bidder with amount and time. The winner becomes the buyer and a sale order can be created.

   Manage blacklisted customers

   On the customer form two buttons add or remove a contact from the blacklist. A Blacklisted menu lists these partners. This lets agents avoid problem contacts.

   Publish and report

   The website shows a property list, a detail page, a map route and an auction page. In Reporting > Sale Report the user picks dates, property and customer and prints the report. Sequences and roles keep references and access organised.
